1 - The Editors’ Corner
The newsletter’s goal is to focus on key issues for our Community.
We believe the Board must always act in the best interest of Owners, not themselves or their friends.
We believe the Board is a representative of the Owners and their actions must reflect the Community’s will.
Sadly, this focus has eroded in recent years, yet it is crucial for a healthy, informed Community.
2 - Board of Directors Elections Results
As required by our Bylaws, the Board election was held on February 5, 2026.

Congratulations to our new Board of Directors in whom we have much confidence to turn things around.
Of interest, after the results were announced, the police were called after two Owners allegedly assaulted one of our editors and a friend. The matter is now with the State Attorney.
3 - Community Vote Results – February 3, 2026
The Community approved:
Lobby renovations
Middle garage roof replacement and pickleball and tennis court reconfiguration and repairs
Built-in grills and countertops project
4 - Concerns with Recent Board Procedures
A major new issue is that now the Board votes before any Owner input.
Previously, Owner voices guided Board decisions; now Owners may only comment after voting, making their input ineffective.
This erodes trust and silences the Community’s voice.
We urge the Board to allow Owner input before voting to ensure fairness that Owners have a say on issues relating to our Community; futile comments after Board action is not a viable option and only serves to stifle Owner concerns.
Owners Ask - Why won’t the Board allow Owners to ask questions and voice concerns before Board action is taken?
5 - Recent Efforts to Maintain Decorum
Kudos to the Board for addressing disruptive behavior and imposing consequences at March 10, 2026 Board Meeting.
Owners now see that such conduct has repercussions, leading to more orderly, respectful meetings.
Many Owners were appalled by past shouting and disrespect; they indicated that had they known, they may not have moved here.
It appears, however, to many, that this process is dragging on far too long with no resolution in sight and with no explanations.
Owners Ask - What was the final outcome of the action taken by the Board on March 10th, and if it is not yet resolved why is it taking so long?
6 - Voting on The Declaration: There’s a Gotcha!
This is very important because the Declaration is one of three foundational documents of the Association and probably the most critical as it defines the responsibilities of the Association and Owners to each other.
After seven years, amendments to the Bylaws and Articles of Incorporation have been completed, and now the Declaration is up for Owners to vote on.
A final draft of the Declaration was completed by the Governing Documents Committee in August 2024, but the past Board took no action to get it approved by Owners.
Our outside lawyer at the time praised it as one of the best Declarations he’d ever seen.
Despite this, the past Board made concerning changes without much discussion.
The new Declaration lacks an updated and detailed 2026 Owner Summary, leaving major changes unknown.
At a Town Hall on March 30, a meeting to discuss changes was proposed by Owners but rejected by the President Ray Carile.
Some Key concerns:
A discretionary Board fund (1% of the budget or approximately $60,000 this year) with no restrictions or guardrails, allowing any alteration or material change by the Board without Owner approval. For example, the Board can place a $60,000 playground in the grass area between the buildings without requiring a Community vote.
Removal of key definitions such as “Guest” and related terms can only serve the purpose of creating ambiguities thus leading to increased legal and administrative costs.
Editors believe it is unacceptable to send a critical 53-page document without a thorough updated summary of key changes. Even lawyers would have a difficult time getting through this document and comparing it to the original.
Owners Ask - Why won’t the Board hold a Town Hall Meeting and provide a comprehensive, updated (2026) Owner Summary document outlining the changes to ensure clarity for Owners on the critical issues in the Declaration.
7 - Voting on Gym Expansion & Elevator Alterations
Two additional votes were sent to the Community:
Gym expansion, and
Cosmetic elevator updates.
As these projects are to be done in the future, we have no idea what costs will then be and we believe no contractor proposals have yet to be received.
Future costs and assessments, such as south sea wall assessments (estimated to be $7,500–$9,000 per Owner unit), may burden Owners, which may then affect their decisions to go ahead with these projects.
Accordingly, as we already have 3 approved major projects, why don’t we focus on them first before moving on to new projects.
Owners Ask - Why prioritize voting on new projects when there is already such a large backlog of projects that haven’t yet begun, and when there is uncertainty around future assessments and costs.
8 - Lobby Renovations Should Be Our Most Important Focus
The Community approved lobby renovations, but progress is slow.
Budget is $1.1 million for both lobbies and Jennifer from Brown confirmed their design stays within budget; we are eager to see if this holds true.
Despite a start date of September 2026, to date no information to Owners has been received by the Community regarding:
who is on the Committee now?
have contractors been contacted and interviewed?
have we received any proposals for either?
have permits been applied for?
Additionally, there is no guidance to the Community on how potential disruptions will be handled in low/high seasons.
Two items we believe should be further reviewed before its too late and formalized:
The fireplace that no one wants and, if removed, wouldn’t require a supporting wall and the mailboxes could be renovated in place, all with substantial estimated savings;
The proposed floor tiles are 4’ X 2’, outdated and are smaller that what are now used in apartment renovations. A COMMUNITY SURVEY SHOULD BE IN ORDER. A small price to pay for a long-lasting result.
Owners Ask - When will we see a detailed plan for disruptions such as security, concierge, packages, mail, guests, and elevator access to assess the feasibility of a September start date during high season?
Owners Also Ask - Even though there is agreement to renovate, it is known there a number of highly contested details. Why won’t the Board conduct a survey to ensure Community input is captured on this project before it is too late to make any changes?
Closing Perspectives:
Across these topics, consistent themes emerge. Owners ask:
Are decisions being made with full transparency and Community involvement?
Are Owners given meaningful input before votes?
Should Owners’ concerns be heard before Board voting?
Is the Board acting in the best interests of the Community as a whole?
The Conscience believes that the Association belongs to the Owners, and their voices should always be part of major decisions.
